The law mandates that you have the house’s electrical system tested every 5 years for landlords, so, if you haven’t performed one in a while, it would be a good idea to get one done now. This is especially the case if you have an older system. You might want to fix or update your system if it still uses a fuse box rather than a circuit breaker, for instance.

 

Roof Issues

If your roof has suffered damage over the years or it has been neglected, then you will have to have any issues fixed before putting the property on the block. Curled shingles, clogged gutters, or damage around the flashings are all issues that will be discovered upon inspection and will scare some people away. You should also consider having the roof replaced if it has been a while. This is one of the things that you’ll be able to use as a selling point.

Smart buyers visit properties when it’s raining so they can spot issues with the roof, gutter, drainage, and grading. If the grading around the property is not properly done or if you have drainage issues, people will be able to see it immediately by the puddles that will start forming everywhere. Buyers will see this as an automatic red flag, so this is something that needs to be addressed immediately.
