How Much Does Roof Repair Cost in 2020?

Your roof is one of the most costly components of your house. It is always recommended that you set aside at least one percent of your total home value for repair and maintenance, not just on your roof but other parts of the property, as well. Nevertheless, when you hire roofing contractors, expect to spend between $350 and $1,400. The national average, however, is $849.

Several factors come into play that would determine the final cost. Location is one significant determining element in the price estimate. For instance, roofing contractors in New York City or Los Angeles would be more expensive compared to Baton Rouge or even Orlando. They have higher costs of living, and that typically means everything is more expensive. It is the nature of the beast. Aside from location, professionals will also look at the roofing material. As a rule of thumb, metal, slate, and tile are the most expensive objects to repair.

Below are what you can expect to spend on repairs:

Metal — The national average cost to repair a metal roof is around $1,400. Although it is durable, the manner in which it was installed is crucial. For instance, if not correctly sealed or fastened, it can leave a leak. The fasteners will also loosen with time, especially when exposed to extreme weather conditions.

Slate — Slate is the second most expensive material to repair. The national average is around $1,350. Although they can enhance your curb appeal and also last a long time, the edges can stick up. They can also be blown off by strong winds. Slate also has a tendency to be damaged by ice dams.

Tile — Tile is right up there in terms of expenses. On average, people with tile roofs spend $1,000 on roofing contractors. The material has a tendency to crack or slip. Once the underlayment is exposed, it can cause a leak. Also, tile is more likely to be damaged by the sun.

Wood shake — It is tough to differentiate wood shake from the shingles, but the former typically has a rougher exterior and finish. This type of material offers excellent insulation, durable, and is weather resistant. It is also expensive to repair, costing an average of $750. On the downside, it is susceptible to insect infestation, particularly termites and ants. Since it is wood, you may also expect some moss buildup.

Asphalt — The material utilizes asphalt to make your roof waterproof. The national average cost to repair asphalt shingles is $710. It is aesthetically-pleasing, durable, and affordable. However, it is also susceptible to being blown off or lifted by strong winds. Advances in the industry enable asphalt shingles to withstand wind speeds of 110 miles per hour, but only if they are properly installed.

Composite — The material is manufactured from a mixture of fiberglass, asphalt, and recycled paper. It is moisture and fire-resistant, so it is ideal for any home. On average, roofing contractors charge $400 to repair composite shingles. However, among all the shingle materials, composite is the lightest. That means it is vulnerable to strong winds, which can blow off entire sections of your roof.

Those are the average roofing repair costs. You may spend more or less, depending on a host of factors, such as location, the extent of damage, experience of the contractor, total labor hours, and the like. At the very least, you now have an idea of how much you will budget to repair your roof.
